First Custom Builit PC - Need advice on the quality of build

Hi, considering buying the following build, seems good to me but I'ma bit of a noob in the area, I am on a budget of £700 and I need the PC to run games like GTA V and programs like Blender and other 3D software, any feedback appreciated! :)

As a bit of a noob to custom PC's, is there any particular reason that a quad core 3.3ghz is better than a 8 core 4ghz?

It's what you do with the power, very much like in cars, american muscle cars that are 8litre but don't corner well and just wheel spin, versus european 3.5 litres that perform much faster and edgier.

AMD pack a lot into their CPU's, but they're not very efficient and so don't perform as well as the i5 with half the cores.

Nice new build, £700 budget need it to run latest games at playable settings and run programs like Blender and Unity at good standards, thank you.

Just about the start a game design course at university, the main reason I need this.
