Need Advice

I have a quite an old pc that I still use fo gaming.
However I run into alot of issues a tymes n I am not sure why..
Specs as follows
- PHENOM II X4 965BE CPU
- 8GB DDR3 RAM
- XFX 78702GB DD GPU
Examples of games I play that I know just stutter n keep lagging ect;
- Batman Arkham City
- Black ops 2 multiplayer + Zombies
- Black ops 1 Zombies
- GTA IV
- Even Ultimate Doom(Has issues for some reason)...
- There are more...

Now I have alreadi mentioned I am well aware that it's an old system,, but can someone still help me with these problems...

NB, there's no such thing as a 2TB SD card. Those are scams.
