basic build for FFXIV , TFT

My current build is 4 years old mini pc:
i5 6600 , 16gb ram , gtx 750ti
It struggles to handle endgame content in FFXIV , fps drops below 30
All I want is to handle at 60fps any game mechanics comfortably , and if playing FFXIV and TFT at the same time it loads CPU quite a bit.
As to SSD , i have currently 120gb SSD and 1TB HDD - over the span of 3-4 years they both combined sit at around 140GB in use.
FFXIV and LoL uses around 50GB combined , so I dont really hoard my harddrives with random stuff.
Below spec is around £700 , I dont really want to get close to £800 because I don't truly game that much plus I want to replace my 2nd monitor to something substantially bigger.

It came down to £698
Ideally I don't want to go over £700 , I highly doubt I will be gaming heavily
And looking at benchmark this should handle the games I play at 60fps or higher without issues

I'm not sure how much extra performance an R5 2600 would give over an i5 6600. If you're running 2 games at once (?) then perhaps, but in some straight gaming circumstances the i5 would still potentially outperform an R5 2600.

The budget is probably not enough for an R5 3600.

At least get 2933MHz RAM, which I believe is now available.
