extend my broadband

I am looking to extend my broadband to a office 70m from the house, have tried a cat5 cable, that failed also tried cat6 cable that also failed . both cables worked while coiled up locally . the office is on a separate mains distribution board.
all suggestions welcome.

The cables worked when coiled up but when you straightened them out they stopped working? - Seems a bit odd... Cat5 cable I think has a ~100m maximum theoretical length so you are approaching that (but still have 30% to go so should really have any problems)...
