For most titles you're not going to see any revolutionary improvement. Some, sure, but you'd have to be willing to sink £1.2k into better performance in Fallout 4, Watch Dogs 2, etc.

But take something like Witcher 3...

And the difference is as close to 0 as makes no difference.

You're also buying at a time when Intel's CPU prices are sky high thanks to them failing to match up supply with demand, and while RAM prices are still sky high. And Intel's CPU still are affected by Spectre etc, if that bothers you.

In all honesty I'd suggest holding off until next year :/ You could always buy an SSD in the meantime. You can get good 1TB ones for £140 (though prices may drop still further).

Buying now won't net you wild performance gains for most games, will cost a lot more than buying at other times - and in terms of one of your objectives being a futureproof system, you're buying before security issues have been taken care of at a hardware level, and the year before PCIe 4.0 is expected to come out.

Holding off for Zen 2 next year would seem a lot better.

No worries. My 3770k and P8Z77-V have also been calling to me for an upgrade, and I too have had to tell them to wait another year due to the lack of anything very inspiring at the moment. Here's hoping 2019 has some better goodies in store. :)
