Help me with this build

Here is a build I made, I'm barely an expet in PC's and I'd like a PC which plays RPGS like the witcher on high settings preferably and games such as the total war games with ease on Ultra.
This pc I made atm is £1,375.00 before VAT. If anyone could help me make it as close as £1000 or just below so about £800ish in which I am able to play those games on very high/ultra if that's not possible please let me know. With VAT it is pretty expensive it is an extra £300 so £1.6kish.

If you really want it ~£800, then something like the below, though I'd suggest waiting until June 29th for the RX 480 GPU to be released as it is expected to be better and cheaper than the GTX 970.

If you wanted to spend more like £1000 mark, TW titles would likely benefit from a stronger, OCed CPU:
(again, I suggest waiting until the end of the month for the RX 480 instead of going with the GTX 970).

What about the 1070 over the 970 and the upcoming 480 u are talking about?

If you're happy to spend the cash, the 1070 is a good high-end choice at the moment. I only went for a cheaper one as you said you were looking to save a lot of cash. :)

The RX 480 is expected to perform somewhere near an R9 390x / GTX 980, so it should be an excellent card for 1080p gaming, and very respectable at 1440p. It will be released on 29th June. Hopefully PC Specialist will have them in stock on or near to that date (I don't work for them, so I don't know, it just seems logical). Its price is likely to be under the GTX 970.
