going to go for 5800x - with possible upgrade in 12 monthsto 5900 5950 if things have settled down

Hi there. To enable us to help you make some optimisations to your build I have a few questions to ask.

What is your total budget?
What are you using your PC for? You've mentioned MSFS2020, any other uses such as streaming, editing, rendering etc?
What monitor do you have? Make/model or resolution/refresh rate would be handy to know. We pair the GPU with the monitor, although I appreciate with FS you pump as much money into the GPU as you can to try and get more frames.
Is it essential that you have a case with a built-in DVD drive? That severely hampers your case choice. You can get external DVD drives now which gives you a lot more options with a case.

im replacing 5 yr old pc specialist i5 4670k system

my budget was £2500 max - but this has come in at £2800 - so i will buy now pay later with £2000 deposit

i have a iiyama 27" 4k monitor xub2792uhsu

the pc is just to run FS2020 with a good visual expereience - not really looking to do other games, or stream - i have a second older 1080p 27 iiyama as well

home pc use, office, emails, surfing the web

Couldn't quite get it down to £2500. Best way to save a little would probably be to look at storage, 8 TB of SSD and HDD seems like a lot, and backing it up is going to be a chore, cutting down on that will save on costs. Also used an external DVD drive as the premium you're paying on the Thermaltake case just for the built in drive doesn't make sense to me.
I'm not as well versed on MSFS as some of the other people on here, but I would question if you could dial back the CPU to the 5600x, as you are likely to be GPU limited at 4K. If you did this you could drop the cooler too and you would be under budget. I'll let the experts optimise further, as I don't really want to lead you down the wrong path.

Above is a good spec. This i an alternate one which takes into account your possible CPU upgrade later by supplying a better motherboard and cooler. Adjusted your hard drives to give a secondary faster drive than the SSD and upped the capacity of the HDD whilst also going for a higher speed one. Also put in a case for the DVD drive:
